Whole-House Rentals in Hokkaido: 103 Places, Each With a Way to Reach Them

In most of Japan, you rent a room. In Hokkaido, at 103 properties, you can rent the whole house. It’s called an “ittoukashi” (一棟貸し) — a single building, a single reservation, no other guests, no shared corridor. There’s no front desk you pass through and no set breakfast time. You get the key, and the building is yours until checkout.

We put all 103 of them on one map, because in Hokkaido, location does more work than it does anywhere else in Japan. The island is larger than Kyushu, and towns here are commonly an hour apart, not fifteen minutes. A booking site that searches by city or town name will miss a property sitting just outside the city line — which is exactly what happens around Obihiro, where the city itself has no whole-house rental at all, but the surrounding towns do. So we started with the map, not a list.

Every one of the 103 properties is placed on the map below (confirmed 2026-09-15). Where a full street address was available, we placed the pin there; where a property only publishes its town, the pin sits at that town’s center. 22 of the 103 have a sauna, 31 have a hot-spring or open-air bath, 21 allow pets, and 68 sleep five or more. Why location decides everything here

The 103 properties break down as 12 in Donan (south), 14 in Dohoku (north), 9 in Tokachi, 53 in Dosan/central Hokkaido, and 15 in Doto (east). By raw count, central Hokkaido has the most — but the count hides something worth knowing before you book.

Only 40 of the 103 properties confirm on their own website that they operate through winter (December–March). A small number state outright that they close for winter, and the rest simply don’t say either way. This isn’t a claim that the unlisted ones are closed — it’s that their websites are silent on it, which means you can’t book with confidence without asking first and naming your dates. This is a broader pattern in Japanese lodging: many smaller properties don’t publish a winter-operation notice at all, and the only way to know is to ask.

Practically, that means if you’re travelling in winter, look at the winter column first. The 40 confirmed winter-operating properties are spread out: 12 in central Hokkaido, 8 in Dohoku, 8 in Doto, 6 in Tokachi and 6 in Donan. Central Hokkaido also has the most properties that say nothing about winter (41), so ask before you book there.

Pricing has the same gap. Only a handful of the 103 properties publish a rate on their site — 58 of them don’t list a price at all, and you’d need to submit dates through an inquiry form to get a number. In the area tables below, we’ve kept “what’s confirmed” and “what isn’t” clearly separate, rather than guessing.

The four buildings at Moving Inn Tokachi Kita-no-Mori

Of the 40 properties confirmed to operate through winter, four buildings sit together at one address: 44-5 Kochien, Taiki Town, Hiroo District, Tokachi. This is Moving Inn Tokachi Kita-no-Mori (moving-inn.com, confirmed 2026-08-31–09-15). It’s about 50 minutes by car from Tokachi-Obihiro Airport, and roughly 3 hours 30 minutes from New Chitose Airport. All four buildings operate year-round, including winter.

NAGAME (sleeps 2)

A Japanese-style trailer house with an irori (sunken hearth) dining area, a sauna, and an open-air bath, plus a rooftop soaking tub. One double bed. Built for two.

AWASE (sleeps 4)

Sauna, open-air bath, dining area, and a fire-pit deck all connected by one continuous deck, overlooking the clear-water Nubinai river.

KODACHI (sleeps 4)

A Grand Suite set on a wooded rise, with its own open-air bath. As we cover below, this is one of the two buildings where a dog can spend time outside the sleeping area.

HOTORI (sleeps 6)

Set beside a stream, with a fire pit and a sauna. Two king beds and two single beds sleep up to six. It was renovated in July 2026 under the new room name “Su-an.” Along with KODACHI, this is the building to look at if you’re travelling with a dog.

Travelling with a dog

Kita-no-Mori accepts dogs of any size, from small breeds to large, at no extra charge (moving-inn.com/news/StaywithYourPet_20260619, confirmed 2026-06-19). The catch: dogs aren’t allowed inside the trailer-house sleeping quarters. If you don’t know this going in, it’s an unwelcome surprise on arrival.

In place of the bedroom, KODACHI and HOTORI each have a large, climate-controlled, semi-outdoor dining area — decked floor, shoes-on, with air conditioning and a heater running year-round, plus a leash hook and an outdoor faucet. That’s why these two buildings are the ones to book if a dog is part of the trip: your dog can sleep there through any season.

There’s a second option, if you want a dedicated sleeping space for your dog rather than sharing the dining deck: an “extra bed” add-on that parks one of the property’s own pet-friendly rental campervans (a Hiace LEAD) on site as a separate place to sleep. It costs an additional ¥11,000 (tax included) per night, and the van comes with a double-size bed, mattress, and sleeping bags already set up. This only works because the same operator runs both the lodging and the rental-campervan business.

Going the other way, guests who skip the trailer house entirely — a “less” option available only for KODACHI and HOTORI — get a ¥33,000 (tax included) discount. Either way, the price adjusts to how you actually use the room.

A five-minute walk from the property follows the bank of the Nubinai river, clear water and all. The welcome treat for dogs, according to the property, is venison from deer taken by hunters in Taiki Town.

How to read the prices

Kita-no-Mori’s booking site lists rates from ¥45,343 per adult per night (checked 2026-09-25). But a single headline number doesn’t tell you much once more than two people are travelling together, so we looked at 49 past bookings, broken down by group size, to get a rough range instead.

The median price per room per night was about ¥97,000 for 2 guests, ¥110,000 for 3, ¥107,000 for 4, ¥112,000 for 5, and ¥117,000 for 6. In other words, the room price only climbs roughly 20% as the group grows from two people to six — it doesn’t scale per head. Divide it out, and the per-person cost actually falls as the group gets larger: about ¥48,600 per person for 2 guests, ¥26,700 for 4, and ¥19,500 for 6.

Even the same building at the same group size varies a lot. Twelve bookings for NAGAME (sleeps 2) ranged from ¥78,988 to ¥154,880 — nearly double, depending on season and how far in advance the booking was made.

The seasonal difference was smaller than we expected. The median for winter (December–February) was ¥95,734, against ¥97,118 for the rest of the year — winter wasn’t notably more expensive. That said, only two of the sampled bookings fell in January, so we can’t say anything firm about that month specifically.

This range comes from one property’s actual booking history, not a rate for whole-house rentals across Hokkaido generally. Treat it as “a rough range,” and confirm the rate for any other property directly with that property, since most publish little or no pricing online — as noted above, 58 of the 103 properties don’t list a price at all.

Renting a campervan instead, or as well

Most whole-house stays run one or two nights. If you want to cover more ground, one option is to anchor a few nights at a property like this and rent a car for the driving in between. Kita-no-Mori is about 50 minutes from Tokachi-Obihiro Airport by car, and the same operator runs a rental-campervan counter at Tokachi-Obihiro Airport.
